Board of Commissioners will vote on 145-unit residential development Thursday

DAWSON COUNTY, Ga. –Most of the Board of Commissioners’ Thursday voting session will address zoning requests, including a major new development of 145 semi-attached homes on 30.48 acres requested by Jim King who has requested the property be rezoned from RA (Residential Agriculture) to RMF (Residential Multi-Family).

The voting session will begin immediately following the work session which starts at 4 p.m.

Other rezoning requests include:

• Robert Garner’s request for special use of TMP 078-001-002 for the purpose of placing a mobile home on less than five acres in a RA (Residential Agriculture) zoning;
• A request on behalf of Crave BBQ to vary from the Dawson County Alcohol Ordinance Chapter 6 Article II Section 6.31 pertaining to poured alcoholic beverages for the purpose of operating a self-serving beer wall;
• Jim King’s request to rezone 23.11 acres of TMP 114-033-005, 114-018, 114-033-001 and 114-046-001 from RA (Residential Agriculture) and CCB (Commercial Community Business) to CHB (Commercial Highway Business) for the purpose of building a retail/office/warehouse space;
• Martin Labaca’S requests to rezone TMP 076-126 from RSR (Residential Sub-Rural) to RA (Residential Agriculture) for the purpose of down zoning the parcel.

The two items that will be considered under New Business are consideration to move forward with a public hearing for a Timber Harvest Ordinance Update and ratification of emergency purchase of a new commercial hot water heater at Fire Station 1 from K.E. Greene Mechanical/Hydronics for $11,937.

During the work session, Planning Director Jameson Kinley will present an annual update of the county’s Capital Improvement Plan and ask for approval of the plan and authorization to submit it to the Georgia Department of Community Affairs.

The update is based on the rules and regulations pertaining to impact fees in Georgia. The impact fee fund balance as of Dec. 31, 2020 was $1,897,682.29.

Amanda Wilkson of Bates, Carter and Company will present the fiscal year 2020 audit.

Human Resources Director Brad Gould will present a review of the county’s Employee Handbook regarding paid time off (PTO). Employees currently can receive a one-time payout of up to 20 PTO hours each calendar year for any unused PTO. A proposed amendment would increase the one-time payout to 40 hours.

There will also be a discussion of the fiscal impacts of the Land Use Report.

County Angela Davis will present a review of the Intergovernmental Agreement with the City of Dawsonville concerning the Howser Mill Road Construction Project.
