Chestatee variance request heads to BOC

DAWSONVILLE, Ga. – A variance request that would allow the developer to change lot sizes and increase the density in the Linkside section of the Chestatee subdivision is attracting opposition from neighboring homeowners.

Brian Ferris, on behalf of Chestatee Development Corporation has made a request to amend the subdivision’s Master Plan that stipulates lot widths of 100 feet in Linkside.  If the request is approved, the developer could reduce the minimum lot width on unsold parcels to 70 feet, thus allowing for 11 more homes to be built.

The Planning Commission voted 4-1 to recommend denial of the variance. The developer will now take his request to the Board of Commissioners during the June 21 meeting.

Tony Passarello a member of the Dawson County Civic Association and a resident of Chestatee, says the original master plan for the subdivision does not allow the 70-foot width lots.

In an email to stakeholders, Passarello said, “As you can imagine the current residents are concerned that these higher density lots adjacent to their homes would result in a reduction of property value, be dramatically different in character than the Master Plan called for, and undermine the future development of other sections of Chestatee.”
