BOC will vote on massive Etowah Village development Thursday

DAWSONVILLE, Ga. – Dawson County Commissioners are set to make a decision on one of the largest developments in the county’s history during the voting session that starts at 6 p.m. Thursday.

The Planning Commission voted 3-2 last month to recommend denial of the Dawson Village Partners rezoning request that would include 2,175 residential units, approximately 300,000 square feet of retail space, 200,000 square feet of office space, a luxury hotel, Chinese cultural arts center, continuous care retirement community and 450-bed assisted living facility.

The Planning Commission based its recommendation of denial on the impact the development would have on the health, safety and general welfare of the citizens and the environmental impact on the Etowah River and flood plain.

But the final decision is in the hands of county commissioners.

If approved, the development, which will be known as Etowah Village, will be located at the intersection of Lumpkin Campground Road and Ga. 400 then expand west to Etowah River Road before crossing the Etowah River.

In a public information meeting in April, Project Engineer Corey Guthrie said the project will take 10-15 years to complete and would be constructed in five phases.

Phase 1 will consist of building the fire station, hotel and retail along Hwy. 400. Phase 2 calls for construction of office buildings, apartments, a cultural arts center. Phase 3 will be the addition of continuous care retirement center. Phase 4 would include a 450-unit active adult community. The final phase calls for the addition of 171-single family units.

Guthrie said if the county commission approves the project, it will be at least nine months to a year before ground is broken.

    As a landowner, and person who loves Dawson, PLEASE, VOTE NO! We do not need a cultural arts museum here. The traffic which is already burdened with people going to the lakes and mountains. PLEASE, don’t RUIN, this already changing city.

    This will be the beginning of the end for Dawson county, when I moved here in 2009 I felt like I was back home in the little town/village I was born and raised in in northern Michigan, Port Sanilac, it was a little smaller, had only a flashing traffic light at the four way stop and was a farmers. I remember being able to get around Dawsonville fairly easy on the weekend, not so much anymore, I do all my running prior to so I can stay home on the weekend, it of traffic jam. I live back off etowah River rd.and if this happens my road will then become a main road to the new city complex. I knew he here to raise my 3 boys in a nice country setting, this will ruin that and push us north even further, will miss the things and people I have grown attached to here but don’t wanna live in a city. Please turn this away and let them seek elseyto make their millions. VOTE NO. PLEASE!!!

    Please attend this important meeting and vote NO! This will without a doubt change Dawsonville for the worse and the burden it puts on public safety, roads, schools, environment, and our wonderful community, is unacceptable.
    The BOC has the final decision on this MASSIVE DEVELOPMENT but our presence and our voices will be loud and our demands will be heard! Please attend!!

    We do NOT need this kind of development!! We do not have the infrastructure, water resources, police, EMT’s nor firefighters to support this kind of growth!! “LETS WAKE UP THIS SLEEPY LITTLE TOWN,” was a quote I saw posted online….. well, WE DONT WANT OUR SLEEPY LITTLE TOWN MADE INTO ATLANTA!! People come here BECAUSE it is quiet and laid back!! Rural life is a slower paced life!! If you NEED to be entertained, go back to Atlanta!!
